The Boomerang House, Eastern View 2025

Two wings connect at an angle in this modern Australian family beach house. The upper level living spaces and main bedroom suite sit on stilts above an existing track that meandered across the site, whilst the lower level sleeping quarters and ancillary spaces nestle into the hillside. Space for parking is provided in an undercroft over the driveway which connects the side street to the main road below the site in a half loop.

External materials include corten steel sheeting and concrete blockwork, chosen for their non-combustibility and ability to weather/patina over time; in harmony with the coastal bush setting. Full height double glazed windows and sliding doors connect the home to the landscape. Highlight windows lift your gaze up and into the tree canopy.

The views of the beach, breaking waves and lighthouse to the East are iconic. There’s also the opportunity to see the ocean through the foliage to the South East from the West facing Bluestone Terrace, shaded by the tree canopy. The land rises to the South and South West and in conjunction with the vegetation provide shelter from Winter storms coming in off the ocean. Adjoining houses are screened by existing vegetation; giving a sense that the site continues across the bush valley and up the mountain to the North East. A webforge steel deck, accessible from both the Dining and Living spaces, faces North and East which affords further vistas of the beautiful coastal setting.

The dwelling is designed with the main open living zone facing to the North and East, with overhanging eaves providing protection from the summer sun. The Dining and Primary Bedroom Wing are oriented toward the softer morning sun rising from the East. Cross-ventilation via openable windows (including operable louvres within the highlight glazing), provides an opportunity for hot air to escape. The orientation of the dwelling catches South East sea breezes which is especially helpful in cooling the building through Summer.
